PROJECT REVEAL: BATHROOM REMODELING IN SANTA MONICA

 

Our Client was ready for a bathroom remodeling in Santa Monica. It had gotten to the point where they could no longer use the bathroom. It was in such disarray. The thought of going through a Bathroom Renovation for their Santa Monica home was daunting. They had specific ideas that were going to be challenging to implement in the space they had.


One of the client’s main wishes was to install a large, free-standing soaking tub in the limited space.

They were so pleased that we were able to find a solution that was functional and beautiful.

Challenge- The bathroom contractors and the design team had to create a solution for fitting the free-standing tub into the old shower space and still having adequate space for the rest of the bathroom storage and functionality.

CAN I BUILD A HOME ADDITION WITHOUT A PERMIT?

 

If you’re in the beginning stages of planning your home addition you’ve probably got endless questions. Afterall, building something from the ground up is a huge undertaking. It’s an opportunity not everyone gets, so if you’re one of the lucky few who do, you want it done right! That’s where proper permitting comes in. 

Maybe you’ve heard there’s ways around building permits for home additions or maybe you’re confident you can do the work on your own with the city being none the wiser about permits. Before you get ahead of yourself though, take a closer look at the permit requirements for your home addition. Weigh the risks with us below and you be the judge. 

CAN I BUILD A HOME ADDITION WITHOUT PERMITTING?

In a word, no. You can’t build a home addition without a permit; At least not without consequence. Even so, this doesn’t keep some homeowners from trying and succeeding, either by doing the work themselves or hiring an unethical contractor or handyman. Unfortunately, they’ll find this shortcut presents a slew of problems that could have easily been avoided.

The Contractors State License Board states that penalties can reach up to $5,000 for those operating outside their permitting safety standards. 

  • Resale Issues: You may think you worked the system and successfully constructed a home addition without permitting but when it comes time to sell you may think differently. Going into the selling process your home won’t be appraised for as high a value as your square footage deserves since the addition wasn’t done under permits. 

Many prospective homebuyers may also become uninterested once they’re made aware of the unpermitted work. It’s mandatory for the current homeowners to report their unpermitted work in the selling process and some buyers might not want to take on the hassle of getting it up to code or the risk of insuring it as is. 

  • Insurance Problems: Insurance companies want to be sure that the project they’re insuring has been approved by all the right entities. You’d be hard pressed to find an insurance carrier that doesn’t perform their due diligence with regard to permitting when a homeowner specifically requests build coverage for an addition.

  • Faulty Results: One of the biggest risks of building an addition without permit is ending up with a bad final result. The permit application can make certain there’s no potential issues in your design, especially when it comes to structure. WHAT IS AN ADU?

An ADU, or accessory dwelling unit, is a second housing structure that’s built on the same lot as a primary living unit. Among their portfolio are certain grant programs, the $40,000 ADU grant program being one of them. 


WHAT IS THE $40K CALHFA’S ADU GRANT AND WHO QUALIFIES?

The CalHFA ADU grant is best described by CalHFA itself stating, “The ADU Grant provides up to $40,000 towards pre-development and non-recurring closing costs associated with the construction of the ADU. Predevelopment costs include site prep, architectural designs, permits, soil tests, impact fees, property survey, and energy reports.”

This grant program prides itself on $100 million in grants with a $40,000 maximum per family creating the potential for 2,500 ADUs to be financed. While the grant money is usually allocated by the end of the year, CalHFA continues to provide important information about the program making it possible for financiers to prepare grants for the following fiscal year.

HOW DOES THE CALHFA’S ADU GRANT PROGRAM WORK AND HOW DO I APPLY?

In short, there’s 5 steps to the CalFHA ADU grant program process. The entire process has been streamlined making for a seamless process from start to finish. 

  • Application: Homeowners will want to start by identifying approved lenders and then applying for a construction loan through one of those. They’ll then apply for the CalFHA ADU grant program via their application forms. 
  • Loan Approval: At this point, the homeowner will have to wait on approval of the construction loan from their lender of choice. After receiving approval the lender can then grant prequalification to the homeowner for the $40,000 ADU grant.  
  • Pre-Development: Any pre-development work needed on the project can start at this point, all paid through the construction loan acquired by the selected lender. The lender will now forward any invoices accrued from pre-development to CalHFA along with the original grant application. 
  • Grant Disbursement: When and if CalHFA approves the homeowners grant, the money will then be dispersed to the construction loan account. The amount dispersed from the CalHFA California ADU grant program will lower the total principal owed. 
  • Construction: Finally, it’s time to start the main construction on the ADU funded by the construction loan; The total cost of which was lowered by the ADU grant. 

As far as how it works with regard to the money disbursement, you won’t just receive the funds outright. If you’re approved for the CalFHA ADU grant program, they’ll combine the money with the loan you took out to cover the remainder of the construction costs. For example, if the total cost of your project is $150,000, your loan will pay $110,000 of the project cost with the CalHFA ADU grant taking care of the remaining $40,000.
